Land Protection

SWMLC protects land through a variety of methods, including conservation easement and acquisition.  Conservation easements ensure that a property will never be developed and that the natural qualities will be retained.  Yet under an easement, the land still remains private.  SWMLC also protects land through acquisition by either gift or purchase, forever protected as a preserve.

Stewardship

Our commitment to protecting land includes stewardship.  Staff and volunteers work together to manage and restore the conservation values on property we own, enhancing the natural features that merited protection.  SWMLC preserves are publicly accessible depending on the environmental sensitivity of the site.

Below is a brief overview of each of the options for protecting your land. Click on an overview name for more information.

Conservation Easement:

  • Leaves land in private ownership.
  • May potentially result in an income tax deduction and reduced property and estate taxes.

Land Donation:

  • Land donated to SWMLC.
  • Can result in substantial income tax reduction.  Can be structured in a way that allows you to continue to live on the land or to receive a life income.

 

Bargain Sale of Land:

  • Land sold to SWMLC.
  • Combines income-producing benefit of sale with tax-reducing benefit of donation.
